Isla de Carabao now is what
Boracay was in the 80’s, quiet and peaceful, with the same laid back
atmosphere. There are long and lonely beaches, some only accessible by
the sea for snorkelling or barbecue, crystal-clear water, untouched
nature and pristine dive sites.
You make your own night life, but that is what it’s all about. It just
wouldn't be that peaceful if it had all the festivity you find in

Summary
Oceans Edge Resort provides a unique investment opportunity to own a
Villa unit on Isla de Carabao. Earn income from the unit when not in use
with the option to exit after 5 years with a 25% premium on the purchase
price. Villa owners have the option to receive a guaranteed annual
return of 7.5% per annum or 7.5% to 15% based on 60% of the net rental

Rental Returns and Rent Back Agreement
The rent back agreement is a prerequisite of the lease agreement and

Pacific International Travel & Tours has signed a contract with Oceans
Edge to guaranteed room reservations at preferential rates (the rooms
are paid for irrespective of occupancy).
A significant provision within the rental agreement will be the fund
allocated each year for ‘Repair and Maintenance” to be held in escrow to
meet the cost of wear & tear and replacement of fixtures and fittings of
the owners unit, the unit owner would not be called on to meet the costs
of repair or maintenance of their unit. |

Potential Return on
Capital
The potential return on capital for early adopters in Isla de Carabao is
substantial when comparing the proximity and the property values in
Boracay now with the value in the 80’s.
Boracay is reaching saturation point as far as development is concerned,
this is especially true for beach front properties. Beach front land
prices on Isla de Carabao are currently Peso 5,000 M2 (US$111 / £70)

The only logical expansion from the saturation of Boracay is Carabao.
The Sky City Casino complex, Puka Villa’s and other developments have
already located in Isla de Carabao. These new developments will attract

Accessibility
Isla de Carabao and Boracay are accessible from Caticlan and Kalibo
International Airport; there are connecting flights to Manila and Cebu
from all major international hubs. Caticlan will be upgraded to
